Position Summary
Maintain the overall appearance and required maintenance of the following areas:
- Lobbies
- Corridors
- Stairwells and landings
- Elevators
- Interior service and common areas

- Other common areas in the building
Post caution signs to limit traffic when needed.
Contact other departments directly for urgent repairs.
Respond quickly to requests from guests and other departments.
Identify and report preventive or other maintenance issues in public areas or guest rooms.
Maintain the daily, weekly, monthly, and quarterly checklists. Present them to the Management office regularly.
Perform emergency response services, such as plumbing and fire incident follow-up, when requested by management.
Follow all company, safety, and security policies and procedures.
Report maintenance problems, safety hazards, accidents, or injuries.
Complete safety training and certifications.
Store flammable materials properly.

Critical Tasks
Houseman Services
- Deliver packages, laundry, dry-cleaning, and other items to guests.
- Man the service elevator when required.
- Transport luggage to and from units and other areas.
Maintain Building and Property
- Perform and document regular inspections of the building and grounds for safety issues, appearance, and maintenance conditions.
- Remove trash from each floor and compactor rooms and take it to the loading dock.
- Follow all recycling requirements.
- Maintain the inventory of supplies and materials and keep inventory levels in line with demand.
- Perform and follow the scheduled service routines for assigned areas or items.
- Maintain the overall appearance and required maintenance of lobbies, corridors, stairwells and landings, elevators, interior service and common areas, exterior walkways, loading and storage areas, landscape grounds, waste removal and storage areas, windows, and other common areas in the building.
- Clean glass, including windows and mirrors, by removing dust, spots, and smears.
- Clean floor surfaces using the required chemicals, supplies, and equipment, such as mops, buffers, vacuums, wet vacuums, extractors, shampoo machines, and stain removers.
- Dust surfaces in assigned areas, including furniture, fixtures, woodwork, pictures, public or house phones, fire extinguisher boxes, exit signs, and air vents.
- Empty trash containers, ashtrays, and ash urns into the correct containers for recycling or disposal.
- Check furniture for tears, rips, and stains. Report damage to the manager or supervisor.
- Clean and maintain lights by wiping lamps, light fixtures, and light switches. Check that they work properly and report burnt-out bulbs.
- Perform emergency response services, such as snow and ice removal, plumbing, and fire incident follow-up, when requested by management.
Housekeeping Protocol
- Post caution signs, such as wet floor signs, to limit traffic when needed.
- Respond quickly to requests from Residence owners, guests, and other team members.
- Identify and report preventive or other maintenance issues in public areas or residences.
- Maintain the daily, weekly, monthly, and quarterly checklists and present them to the Management office regularly.
- Contact Maintenance, Housekeeping, or the Residence Managers’ office directly for urgent repairs.
- Select the correct cleaning chemicals and required personal protective equipment for different surfaces and cleaning jobs. Follow OHSA regulations and corporate standards.
Residence Owners Relations
- Address service needs in a professional, positive, and timely manner.
- Welcome and acknowledge every Residence owner and guest with a smile, eye contact, and a friendly verbal greeting. Use names when possible.
- Anticipate service needs by asking questions to better understand needs and by watching and listening to preferences. Act on them whenever possible.
- Actively listen and respond positively to questions, concerns, and requests. Follow brand or property-specific processes to resolve issues, delight, and build trust.
- Assist other employees to maintain proper coverage and prompt service.

- Follow Hazardous Material Management Program procedures when handling and disposing of chemicals, fertilizer, pesticides, blood-borne pathogens, and other materials.
- Follow policies and procedures for the safe operation and storage of tools, equipment, and machines.
- Remain aware of undesirable persons on the property.
- Complete the required safety training and certifications for work tasks.
